STEPS IN SELLING



There are a number of steps which are important for you to take in matters of presentation and organisation in order to improve the prospect of an early sale:

      
  1. Arrange for easy access for viewings and ensure that, as agents, we have a set of keys. We always accompany viewings but, If you are living in the property, you will inevitably face disturbance which we will try to keep to the minimum. Prospective buyers may not be able to visit at the most convenient times, so be as flexible as possible in allowing late and last minute viewings.
  2. Remove clutter and personal possessions where possible, to make your property appear spacious and to allow prospective buyers to imagine their own possessions in place. Sell, throw or give away as much as you can. Good quality furniture, clothing and household items are collected free for distribution to the needy by local charities such as Besom
  3. Pay special attention to the front approach and entrance hall to make a good first impression.
  4. Ask for particular advice on presentation from your agent, and please don’t take offence at suggestions!
  5. Clean your property and keep it clean and tidy. It may be a burden if you have children or lots of possessions, but your efforts should improve the chances of an early sale.
  6. Clean the bathrooms, re-grouting the tiling and replacing silicone where discoloured.
  7. Clean the windows. Remove heavy curtains to allow good light into the rooms.

  9. Redecorate with white or neutral paint if the décor is becoming shabby.
  10. Think of improving lighting, especially if you are selling in winter. Table lamps and uplighters are better than glaring ceiling lamps and they can be connected to timer switches so that viewers walk into an attractively-lit room.
  11. Colourful window boxes and healthy house plants or flowers can help create an attractive atmosphere.
  12. Ensure you have relevant information to hand that a prospective buyer will need: lease, service charge details, consents for alterations.
  13. Instruct a solicitor who will expedite the transaction. We can recommend good solicitors with local experience if necessary. Your solicitor should obtain title deeds and prepare the papers which will be required by a purchaser to minimise delay when terms have been agreed.
